Greater Manchester areas with the cheapest house prices where you’re most likely to find a bargain home

House prices are gradually starting to come down across the UK, which may make getting on the property ladder a little easier for first-time buyers. Nationwide's latest house price index showed that house prices are on the decline throughout the country, with the average price of a home now £257,808.
But as this standard cost is still considerably high, house hunters might be wondering where they can find cheaper homes across Greater Manchester. Luckily there are several parts of the region, such as Bolton, Oldham and Wigan, where property prices are much lower, making buying a house much more affordable.
Whilst looking at the latest average house prices in every postcode area, which was compiled using data from the Land Registry, we have found the areas with the cheapest house prices, where you're most likely to snap up a bargain home.

OL9, which covers Bardsley in Oldham, currently has the cheapest house prices across the region. In this part of the borough, you can now buy a home for around £153,397 on average. This area remains the cheapest despite property costs going up from an average of £146,250 in 2022.
The M38 postcode covering Little Hulton in Salford is the second cheapest area to buy a home at the moment. You can currently purchase a property for around £160,342 on average, which has gone up in the last year from £146,170.
The BL3 postcode, which covers Bolton and Little Lever, is also considered an affordable area to buy a house. The average house price here is £166,245, which has gone up by 2.3 percent since
