The expansion of the city centre’s skyline is continuing into Cheetham Hill, with a 23-storey tower planned for the area.
Developers Zephyr X have revealed plans for the block, which will contain 237 new apartments. They will be a mixture of one and two-bedroom flats, and there will also be space for a commercial unit at street-level.
The launch of the plan — eyed for land sandwiched between Cheetham Hill Road, Carnarvon Street, and Gibson Place — comes just weeks after another developer revealed plans for a 25-storey tower. One Park Place, as that project is known, will be just a stone’s throw from the Zephyr X plans.

The company says the building, designed by Hawkins\Brown, ‘will provide an elegant and composed addition to the Manchester skyline’. They also believe Cheetham Hill is an ‘increasingly vibrant’ corner of town.
“We are thrilled to be bringing forward plans for a new residential development at Cheetham Hill Road,” added Graham Haydon-White, Managing Director at Zephyr X. “We hope to support the ongoing regeneration of this increasingly vibrant corner of Manchester and help meet the established demand for high-quality accommodation in the city centre.
“Through our consultation, which is getting underway this week, we encourage our neighbours to view our plans and let us know their thoughts.”
Residents can have their say via Zephyr X’s own website, which will help finalise the designs sent over to Manchester council’s planning department. Should planning permission be granted, it’s hoped building work will start in 2024, the company says.
