A new 200,000 sq ft office block has been completed in the city centre which is Manchester’s first to achieve a major environmental award.
The building, 4 Angel Square, has achieved a five star NABERS ‘design for performance’ rating. The rating means the 11-storey 4 Angel Square should be a highly-sustainable building as it is used, as well as during the construction phase.
Its completion also represents a milestone in the progression of NOMA, the 20-acre area surrounding Victoria Station which has been developed for the last two decades. Next door is 1 Angel Square, currently used as Co-op’s head office, with plans for 2 and 3 Angel Square in the works.

Also nearby is the recently modernised and reopened New Century Hall music venue, as well as the Sadler’s Cat pub, plus other office space. And it’s that mix of spaces which will draw tenants into the new block, according Dan Hyde.
Hyde, who is the development director at the building’s asset managers — MEPC — said: “Businesses equally want to be part of locations with a sense of soul which foster community, offering diversity, and contributing positively to the urban landscape. All attributes we have in spades at NOMA.
“We are thrilled to unveil 4 Angel Square, a structure designed not just for today, but with tomorrow in mind as well. It stands as a pioneer among the next generation of sustainable office buildings at NOMA, and we look forward to welcoming the new occupiers to our growing neighbourhood very soon.”
