A patch of land containing a forest, farmland and a man-made loch in rural Perthshire has been put on the market for just over £1.7 million.
The majority of the land at West Tullyfergus, Alyth, spanning 316 acres, was planted in 1994 with Sitka spruce, along with a good proportion of mixed broadleaves to offer species diversity and firewood.
High-yielding crops, estimated to range from Yield Class 20-24, can be seen across the property and will “produce a substantial volume of timber when maturity is reached”, according to selling agents John Clegg and Co.
The property also provides ample opportunity for an incoming purchaser to utilise some of the open ground and enhance the area of productive crop through afforestation.
There is a "well-designed" man-made loch, home to an abundance of wildlife.
The property contains a substantial agricultural lean-to shed of steel frame construction under a corrugated roof with concrete floor, concrete panel walls and Yorkshire board side cladding.
It is surrounded by a large stack yard that provides opportunity for machinery storage, timber stacking and other farming and woodland operations.
Lying to the south east of the main woodland are three field parcels, approximately 76 acres, currently all down to grazing, with direct access to the public road.
The land, classified as grade 3.2 by the James Hutton Institute, has formerly been used for gooseberry production.
West Tullyfergus wood and land is available via John Clegg and Co with offers over £1,750,000.
Harry Graham, forestry sales agent for John Clegg and Co, commented: “Scotland’s forestry market continues to see unprecedented levels of demand.
“We are never seen such a broad mix of buyers in the market, some being experienced
