A property expert has issued an important warning to anyone who is thinking of selling their house this year. It comes as the latest UK house price data was released by Zoopla on Monday (January 29), showing how the housing market has kicked off in 2024.
The property website said in its report that demand and sales have seen a 'strong seasonal rebound' over the first three weeks of the year as mortgage rates dropped below the 5 per cent mark. Buyer demand is currently 12 per cent higher than a year ago, but remains 13 per cent below the five-year average, which includes the pandemic ‘boom years’.
A Zoopla spokesperson said: "It's a positive start, reflecting a return of pent-up demand following a weak 2023, when many buyers delayed moving decisions in the face of rising mortgage rates. New sales agreed are 13 per cent higher than last year and higher across all countries and regions."

The property site also said that a greater number of homes listed for sale also indicates that sellers, many of whom are also buyers, are starting to feel more confident. Overall supply is 22 per cent higher than last year and currently, the average estate agent has 28 homes for sale, boosting buyers’ choice and keeping prices in check.
Improving market conditions has also caused house prices to fall -0.8 per cent in December 2023, up from a -1.4 per cent low in October 2023, and are expected to continue to adjust to higher mortgage rates through modest price falls.
