Plans have been submitted for a massive new warehouse close to the Bolton Wanderers stadium. The proposals would mean demolishing existing employment buildings on Mansell Way to create a single building with around 33,000 sqm of industrial floor space.
The warehouse is currently occupied by Essity which stores and distributes paper products. A second building currently on the site is currently unused. That building was last used in the early 2000s as a Tesco supermarket.
Paragon Business Park is directly to the north and next to that is St Josephs Roman Catholic High School & Sports College and its playing fields. Bolton Wanderers’ Toughsheet Stadium is 350 metres away and the Middlebrook retail park and the current Tesco Extra supermarket is across the road from the site.
Applicant Promontoria Horwich Ltd, which is owned by investment fund SIRE (Strategic Industrial Real Estate), purchased the site in 2020. They have lodged a design and access statement with the plans.
It states: “The site has been identified as an opportunity to enhance the existing employment offer and provide a future-proofed institutional logistics facility. The site has been occupied by Essity since 2014 and the business manufactures and sells hygiene and tissue products for both commercial and retail consumers.
“Essity and SIRE have a productive and on-going relationship, with Essity informing SIRE that they are interested in improving operational efficiency and shift patterns on the site which would require the redevelopment of the existing outdated and underutilised buildings to provide institutional grade logistics floorspace. Essity’s lease is due to expire, and they have expressed to SIRE that the existing warehouse is no longer adequate to
