An application to convert a family home in Sale into a house of multiple occupation (HMO) has been submitted to Trafford council’s planning team. If approved, the detached house on Hurst Avenue, will have seven individual bedrooms, with its existing layout ‘maintained as much as feasibly possible’.
The property currently has three bedrooms, a kitchen, a dining room, a single bathroom and a store room. Documents submitted to the Trafford planning portal say: “The conversion does not provide major modifications as it primarily focuses on utilizing the existing layout and arrangement.
“There are minor alterations to the specified room to create suitable shared living spaces and meet the needs of future HMO residents. Alterations to external elevations have not been proposed as the property does not require these changes to form the change of use.”

The applicant is Chung Ming Samuel Wong, of Happy Nest Ltd, based at Charleston Close, Sale. An HMO ‘management plan’ has also been submitted with the application outlining ‘measurements to be taken for potential problems like antisocial behaviour, overcrowding and other safety concerns’.
It added: “The proposal will effectively meet the changing needs of the local area, as the neighbourhood is dominated by residential dwellings that provide limited shared accommodation options. The property is currently vacant. It demonstrates that the current use [of a family home] is no longer suitable as market needs are evolving.”
