Plans to open an animal hospital in Ayr have been hailed as a "British first" by the entrepreneur behind the scheme.
Forbes Robertson claims his project would offer pet-lovers the "very best treatment" if it gets the green light from council chiefs.
The former care home boss wants to expand his current pet crematorium to provide two vet-led operating theatres.
Four en-suite bedrooms for both staff and pet owners are also be included in the ambitious plans for the town's West Sanquhar Road site.
Robertson, 67, opened 'Pet Heaven' at the former commercial garage base four years ago.
Up to 12 people can attend funeral services and pay their last respects to furry friends at the parlour.
Now the businessman says a "gap in the market" has inspired him to apply for a greatly enhanced service.
He told Ayrshire Live: "I've been wanting to do this kind of thing for a while and think we have the perfect setup here.
"I believe it would be a British first to have all of these services and facilites under the same roof.
"When it comes to animals going through operations, it can be a very traumatic time for owners and being close to your pet is hugely important.
"So that's behind the idea of having some en-suite rooms where owners can come and stay the night if they wish...to be close to their pets while they recover from a major surgery."
Robertson's plans have been lodged with South Ayrshire Council, who will now determine whether the project can proceed.
He added: "We want to have vets on site providing the very best care and consultancy to pet owners.
"I firmly believe this can be the best facility of its kind in the country."
