Great House Giveaway star Tayo Oguntonade has shared the dos and don'ts for navigating best and final house offers in the current seller's market. The mortgage expert, 29, bought his first house aged 22 and he now has a portfolio of properties as well as his successful online platform @brickzwithtipz.
And with house prices soaring by a "record-breaking" £55,000 since the pandemic began, as well as the current cost of living crisis, Tayo has issued advice for navigating best and final house offers, especially as a first-time buyer. A lot of the time, you don't want to overpay for a property. So what you can do is that you can look at sold house values in the area, this is public information, so you can use websites like Zoopla and Rightmove to check recent sold values of a property in the area.
"So let's just say that you've seen that down the road, nine months ago, a property sold for £300,000 and based on that you can say, 'It's been nine months, so I'm willing to bid £305K or £310K, that's what I think based on the information I've got and that's what I think properties in the area are worth.' "That's a really prudent way of going about it as well because we do need to remember that estate agents can ask for your best and final offer but if you go way over what the property is worth, it may not tally up in a survey so you will be back to square one.
